File Your Homestead Deed in Prince William & Spotsylvania Counties, Virginia

If you live in Prince William County or Spotsylvania County, or you own property there that you need to protect, your Virginia homestead deed must be recorded with that county’s Circuit Court Clerk’s Office. Virginia’s homestead exemption rules are strict about form and content, and a deed that isn’t prepared correctly can cost you the protection you’re counting on. Filing Fees

Prince William County’s Circuit Court Clerk publishes its Homestead Deed recording fee directly: $29 for electronic recording, $34 for paper filing. Spotsylvania County does not publish a fixed homestead-deed fee online; the base state fee for a document of 10 pages or fewer is $23 (Va. Code §§ 17.1-275 and 17.1-279), and Spotsylvania may add its own local fee on top of that. Fees can change in either county, so confirm the current total before you file, or check the Commonwealth’s own Circuit Court Deed Fee Calculator.

Before You File

Prince William County requires a GPIN on recorded documents and has recently updated some of its recordation-tax exemption code citations — if you’re using an older deed template, confirm with the Clerk’s Office that your exemption citation is current before you file, or your deed may be rejected. Spotsylvania County requires a Virginia Land Records Cover Sheet on every document, and only accepts originals with live signatures and notarization — faxed or emailed copies are not accepted. Both counties support e-recording; call ahead to confirm current vendor options.
